Refurbishment Asbestos Survey, Worcester City Centre

EMS recently undertook an refurbishment asbestos survey in Worcester. The building located in the city centre has most recently been used for residential accommodation and office space.

The survey was being undertaken prior to planned refurbishment works of the building, which was built in the 1950’s. The building is also due to have a third floor created as part of the refurbishment works.

The property is set to become high-spec apartments to service the City’s bustling University and Young Professional community. The refurbishment work which is due to be completed ready for early summer 2019 will provide  luxurious accommodation. The accommodation will include high spec appliances, modern kitchens, and SMART TV’s in every bedroom. The property is ideally situated for due to its convenient location in Worcester City Centre within close proximity of local transport links, the University of Worcester, City Campus and St Johns Campus and many places of work.

The unoccupied building required an asbestos survey prior to the refurbishment works. A refurbishment survey is required prior to any intrusive maintenance or refurbishment work being carried out. The survey undertaken at this property was intrusive and involved destructive inspection as necessary in order to gain all areas included in the scope.

Under CAR2012 , there is a legal duty to remove asbestos during a major refurbishment. If materials remain in-situ an asbestos management plan for the property is also required. Until such a time as the identified materials are removed there is a legal duty to manage the asbestos containing products and an asbestos management plan for the building is required.
